Snag List

When you buy a property, you expect to receive it in mint condition. In reality, many properties simply aren’t completed to the high standards, the purchaser, rightly expect and deserve. Given that this is likely to be one of the most significant investments you will ever make, it makes sense to make sure that you are getting all that you are paying for by doing a snag list.

 

A Snag List is a fully comprehensive list of items that a developer/builder has not completed on your new build property that you purchased off plan. We physically visit the property, check all areas carefully and make a list of all the things that have not been completed correctly by the developer, according to the plans and the development specifications.

 

What we do

We also take pictures of all the problems in question and finally prepare a detailed report and snagging list. One of the copies (in English) we send to the owner (our report and photos are sent by e-mail to you) and the other copy is in Romanian language and we hand it to the developer or project manager who is responsible for getting the defects and problems fixed. We allow 15-30 days for all issues and problems to be corrected (fixed) after which we re-inspect the property to see it has been corrected by the developer. Once all improvements are made, we will accept the property and report to you that defects have been corrected. This will certainly take the hassle away from your Romanian property ownership and safe you time avoiding any unpleasant surprises.

 

Why do a snagging list

Carrying out a throughout snag list on a newly built or renovated property is vitally important to ensure that you receive an acceptable quality of finish, making sure that you do not have a multitude of problems and irritations after you move in or if the property is rented. New developments are constructed for the most part on a sub-contract basis, often being more concerned with working quickly than working well, resulting in a deficient quality of finish. The Snag List ensures that the builder carries out his obligations to you by completing the property properly, after all, why should you have to go to the hassle and expense of carrying out repairs yourself when you have paid the builder a small fortune to finish the property correctly in the first place. Please note that it is very important Electricity and Water are connected prior to doing the snagging of a property.

Your property will have defects when it is finished-that is a fact of life unfortunately, be it in Romania, Ireland or any other country. But you can make sure that you are getting what you are paying for by insisting on the snag list and covered all defects if possible.

UK-based company Romland Development will invest around 100 million Euro for the construction of 500 to 600 apartments in several residential projects in Brasov and Poiana Brasov.
The first project called ‘Hill View Residence’ will comprise 160 apartments included in three four-storey buildings, which will be delivered on the market in June 2010, according to newspaper Ziarul Financiar.
